Branch Circuits, Connected Devices and Fixtures: A thorough visual inspection will be performed and all branch circuits, devices and fixtures. All branch circuits, devices and fixtures will be tested if accessible and an opinion of performance will be given.
Heating, Ventilation and Air Conditioning Systems:
Heating Equipment: All heating equipment will be operated under normal operating conditions and a thorough visual inspection will be performed, access panels will be removed if accessible and a visual inpsection of the heat exchanger will be performed. A temperature reading will be performed on the discharge side of the unit/units to determine the supply air temperature.
Cooling Equipment: All cooling equipment will be operated under normal operating conditions (if current outdoor temperature permits) and a thorough visual inspection will be performed. A temperature reading will be performed on the discharge and supply sides of the unit/units to determine the supply and return air temperatures.
Duct System. Chases and Vents: A thorough visual inspection will be performed on all accessible areas of the duct system, chases and vents (Infrared Thermometer will be used at all accessible supply air vents) and an opinion of performance will be given.
Plumbing System:
Water Supply System and Fixtures: A thorough visual inspection will be performed on all accessible areas of the water supply system. All accessible fixtures will be operated under normal operating procedures and an opinion of performance will be given.
Drains, Wastes and Vents: A thorough visual inspection will be performed on all accessible areas of the drains, waste and vents and an opinion of performance will be given.
Water Heating Equipment: A thorough visual inspection will be performed on all accessible water heating equipment and an opinion of performance will be given.
Appliances:
Dishwasher: The diswasher will be operated under normal operating procedures (if connected and water is on) and allowed to run through a complete normal cycle. Spray arms, gaskets, rollers, wire baskets and the interior of the unit will be inspected to determine if the unit is functioning as intended and an opinion on the performance will be given.
Food Waste Disposer: The food waste disposer will be operated under normal operating procedures and an opinion on the performance will be given.
Range Exhaust Vent: The range exhaust vent will be operated under normal operating procedures and an opinion on the performance will be given.
Ranges, Cooktops and Ovens: The range, cook top and oven/ovens will be operated under normal operating procedures and an opinion on the performance will be given. The oven will be set to 350 degress and a temperature reading will be performed on the oven to determine if the temperature setting of the oven is accurate.
Microwave Oven: The microwave will be operated under normal operating procedures and an opinion on the performance will be given.
Trash Compactor: The trash compactor will be operated under normal operating procedures and an opinion on the performance will be given.
Mechanical Exhaust Vents and Bathroom Heaters: The exhaust vents and bathroom heaters will be operated under normal operating procedures and an opinion on the performance will be given.
Garage Door Operator(s): The garage door operator(s) will be operated under normal operating procedures (if available) and an opinion on the performance will be given.
Doorbell and Chimes: The doorbell and chimes will be operated under normal operating procedures and an opinion on the performance will be given.
Dryer Vents: A thorough visual inspection will be performed on all accessible areas of the dryer vent and an opinion of performance will be given.
